Rental prices in Leipzig: Where rents will rise highest in 2025!

Dresden may be known as a beautiful city, but a look at Leipzig reveals an exciting development in the rental market that could also be of interest to our region. The market shows big differences depending on the location of the property. If you consider the average net rents in 2025, they will range between 9.99 euros and 10.82 euros per square meter, depending on the source. What is particularly noticeable is that new buildings built after 2015 cost 13.67 euros per square meter, which includes an 18 percent surcharge for energy-efficient buildings, as FTD reports.

This price range is also clearly visible in small and large apartments. While the rent for small apartments (up to 40 m²) is 10.63 euros per square meter, those interested in large apartments (over 90 m²) can expect prices of around 11.14 euros. Rental prices vary greatly depending on the district: in the center you pay an average of 12.42 euros per square meter, which can reach up to 14.87 euros for the top values. If you want to live in Plagwitz, you have to budget 11.12 euros per square meter, while in Gohlis-Nord rents start at 9.31 euros and can even rise to 11.23 euros in good locations.

A quick look at the rent index

The current rent index for Leipzig shows a basic rent of 10.02 euros per square meter and additional costs of 3.04 euros per square meter, which leads to a total warm rent of 13.06 euros. These figures provide a solid basis for rent increases and help to keep track of market developments. According to miete-aktuell.de, the actual rental prices are often up to 20 percent above the rent index, which increases the challenge for many tenants. After all, the rent cap allows a maximum increase of up to 10 percent above the comparable rent in regions with a housing shortage.

In Leipzig, the development of rental prices cannot be overlooked. Since 2010, average prices have more than doubled, from 5.00 euros per square meter to 10.82 euros, an increase of 116 percent. Between 2015 and 2020 in particular, rents rose by 37.3 percent. For the coming years, it is forecast that rental prices will increase annually by 4 to 5 percent for new buildings and by 2 to 3 percent for old buildings. The possibility that central locations could reach up to 18 euros per square meter remains a challenge.

Prices in the federal government and in higher contexts

To fully understand the situation, it is worth comparing with the national average. For an average apartment of 69.14 square meters, the basic rent is around 837.15 euros, which means a price of 12.11 euros per square meter and thus shows that Leipzig performs cheaper in comparison. However, there is still considerable potential for price increases, especially in central locations, as ImmobilienScout24 makes clear.

Anyone interested in an apartment in Leipzig should always keep an eye on price developments. And even if some parts of the city remain relatively cheap, the trend is clear: living in Leipzig could soon become even more expensive.
