Historic guard building in Pirna is being modernized – new apartments!

A wonderful piece of history is being revitalized: At Rottwerndorfer Straße 44e in Pirna, a former popular restaurant is being turned into a modern residential project. The MSH company from Dresden took on the renovation and conversion of the historic building. The house, which was originally built in 1890 as a guard room for the Royal Saxon barracks, is a listed building and remained empty for decades. Especially in the GDR it was known as the “Zur Friendship” restaurant and was very popular.

The plans call for four high-quality rental apartments with generous sizes ranging from 73 to 105 square meters to be built here. Each of the new residences will be equipped with a balcony or terrace, and there will also be two parking spaces for cars. The outdoor area will be transformed into a park-like garden, which will serve as a common area for future residents.

A bundle of energy with challenges

The renovation of the listed property is proving to be a particular challenge, but it also presents opportunities. Experts report that energy-saving renovation is urgently needed today in order to avoid heating energy losses and increase living comfort. Monuments also offer tax advantages and financial support that can make renovation easier. In order to receive funding, close cooperation with monument protection authorities and compliance with specific requirements are necessary, such as checking energy measures and approving interior improvements.

The apartments have already been sold to investors from Thuringia and Brandenburg, and the basic rent has not yet been determined. Nevertheless, the first move-in should take place in spring 2026. MSH has not only made a name for itself with this project; Other projects in Pirna-Copitz are also being planned, including the renovation of Hauptstrasse 27, where it is planned to create eight rental apartments. There are also projects coming up in Cotta, including the renovation of former schools that have already been fully occupied.

History meets modernity

The charm of the old building is underlined by the use of high-quality building materials, such as sandstone, and thoughtful planning of the renovation measures. Monument protection plays a central role and ensures that the historical character of the building is preserved. Experts recommend consulting an energy consultant, building expert or architect before purchasing older properties in order to identify construction defects and avoid subsequent cost explosions. Above all, the planning must be carefully thought out, as this often puts a strain on the budget and nerves - an adventure that many people take on because of the chance of a more stable investment.

An attractive renovation can not only significantly increase the property value, but also help to preserve the charismatic flair of the region. A good reason to look forward to the coming months and to be excited to see how this piece of history will be incorporated into the modern living space.
