Neustädter Markt will soon shine in new splendor: 5 million euros in renovation!
At the Neustädter Markt in Dresden, you are currently getting a big deal. Neustadt Ticker reports that Vonovia started a comprehensive modernization that was already in full swing at the end of May 2025. The company is investing around five million euros to bring 70 apartments on the east side of the square. The residents can look forward to new facades with thermal insulation, modern windows and fresh balconies.
Matthias Lerm from the Office for Urban Planning and Mobility emphasizes the urban planning importance of the Neustädter Markt. This renovation is not only an aesthetic, but also an ecological upgrade. The annual CO₂ emissions should be reduced by about 53 tons by the measures, which is in line with the goals of Vonovia's sustainability strategy. The aim is to achieve an almost climate-neutral building stock with a CO₂ intensity of less than 5 kg CO2 equivalent per m² rental area by 2045, as can be read in Vonovia's sustainability report ( Sustainability report ).
modernization and measures
The renovation work not only includes the external appearance, but also safety -relevant aspects. New front doors with thermal insulation glazing bring higher sound insulation and offer protection against heat loss, fires and burglary. In addition, Vonovia sets further maintenance measures worth almost three million euros - and without rental adjustments. These include new mailbox and bell systems, renovated canopies and improved outer lighting. The stairwells also get a new coat of paint and fresh floor coverings.
It is particularly practical for the tenants that a construction office was set up at the Neustädter Markt 13, where concerns and questions can be clarified directly. However, 44 parking spaces were temporarily removed, but alternative parking was created. New windows are currently being installed and the heating system is being converted. The installation of the new facades begins in July, followed by the new balconies. The completion of the entire work is planned for the third quarter of 2026.
sustainable urban development
The modernization on the Neustädter Markt is not alone, but blends into a greater context of sustainable urban development. Over 50% of the world's population already lives in cities, and this number will increase to around 60% by 2030. The advantages of urban lifestyle include access to shops, cultural offers and educational institutions. But the challenges should not be underestimated. Increasing rental prices and inadequate planning lead to displacement and high space consumption in many cities. This is where the idea of sustainable urban development comes in, which combines social justice, economic efficiency and environmentally friendly adjustments ( BNE-Portal ).
The modernity of the Neustädter Markt is an example of the efforts to improve the quality of life in urban rooms and at the same time reduce environmental pollution. With a clear focus on climate protection and a sustainable building stock, it can be seen that not only is the present here, but also of the future. If this renovation is a success, it could serve as a model for similar projects in other districts.
